Set on a tree-lined street at a gateway to Coconut Grove’s Village Center, and just blocks from Biscayne Bay, the Mary Street building’s location is unparalleled. A collaboration between Terra and renowned Miami-based architectural firm Touzet Studio, the building’s adaptive reuse takes design cues from the tropical environment and the Grove’s local culture. Using natural materials and finishes to bring an organic touch to impressive modernity, the architects introduced aesthetic and energy-saving features that will benefit prospective retail, restaurant, and office tenants. Design solutions that increase the existing parking structure’s appeal include re-glazing and elevating some floor heights, and adding an office component with water views above the parking. Glass volumes and other materials take advantage of the natural environment. The garage’s brise soleil cladding of terracotta baguettes provides a dappled light effect inspired by the extensive tree canopy, while the louvered volumes evoke warm sand and the patterning of sea shells. The property creates a new opportunity for businesses to be part of the charming Coconut Grove community, where upscale living meets artistic sensibility in an extremely desirable destination.
