This project is a new building for real estate developers Chariff Realty Group that interacts at both the pedestrian street level and elevated highway, serving as a Gateway to the Miami Design District. The 21,592 square-foot commercial building with rooftop is located at 3711 NE 2nd Avenue and will be completed by Summer 2015.

Because of its location our intention was to design a building to act as a three dimensional canvas or billboard to be enjoyed at different times of day or night for a completely different experience.

The floating bar façade that is the top of the structure is meant to engage your sense of perspective and to be a canvas for expression in projecting either digital advertisements or art installations. It can also announce and provide a glimpse of what is happening in the Design District. The massing and moves were kept purposely simple so that the floating bar element can take on different personalities, playing with simple concrete and light and not relying on complicated metals skins or glass.

The fins that sit on the I-195 side of the building is another simple optical device used as a way to make the building look different when one is driving in either direction, to the beach, or back to the mainland.

The base of the building is dark and rounded to contrast visually with the sleekness of the rectilinear shape above. The building is composed of architectural concrete, embossed metal and glass adding texture and interest into the pedestrian experience. There is a proposed paved urban courtyard designed by landscape architect Jefre that will take you to a rooftop garden with downtown Miami and ocean views. The building will serve as an ideal place for events both on the rooftop and at the street level.
