Grove Central

Grove Central is an award-winning, mixed-use, transit-oriented development designed for sustainable urban living. Located in historic Coconut Grove, this project sits next to Miami’s Metrorail and bus stations, creating additional housing for the area’s community alongside multi-modal transit systems. Grove Centrals offers 402 residential units and over 100,000 square feet of retail, while promoting a car-free lifestyle bolstered by access to the area’s Underline pedestrian trail. Careful thought was given to how viewers would encounter the architecture from different vantage points at varying speeds (i.e. trains, cars, bikes, and on foot).

The design for Grove Central is bold, graphic, and fun, incorporating aspects of Miami’s Streamline Modern and Mid-Century Modern tradition. For instance, the floating canopies above the bus stop reference Morris Lapidus’s work while the strong curves of the parking garage structure harken to Miami Beach’s Mid-Century Modernism. The tower plays with alternating gray and white infill patterns between bold accent lines that open towards the top.

Grove Central is certified at the highest green building standards, and its design reflects Miami’s architectural heritage while connecting residents to Coconut Grove’s arboreal and walkable neighborhood. Interiors draw inspiration from the natural environment, and the building is equipped for climate resilience and future energy systems. Grove Central is not just a transit hub, but a forward-looking, community-centered model for integrating design, infrastructure, and sustainability in a coastal urban setting.
